The Yard at Ivanhoe

S&ME was retained by Real Estate Inverlad to provide professional traffic engineering studies, civil engineering site, drainage design, and landscape architecture design for this urban redevelopment project in Orlando, FL. The completed re-development of two city blocks near downtown Orlando now offers 590 residential apartment units for lease and approximately 50,000 square feet of retail and restaurant space.  The project also includes a 1,100-space parking structure.

The traffic impact analysis and parking studies required by the City of Orlando included the use of the regional transportation model for project traffic assignment onto the roadway network, extensive intersection evaluation and conceptual design, and the development of site circulation, garage access, and roadway improvement recommendations.

The proposed project consists of vacating an existing roadway and right-of-way. The new layout replaces three existing T-intersections with one, new signalized intersection. Additional improvements include widening an existing arterial road from two to four lanes and adding deceleration turn lanes. S&ME worked with the City of Orlando to prepare the geometry plan, preliminary signal design, and new bike trail that runs through the site. Moreover, S&ME coordinated the road closure and improvements with local utility providers. Furthermore, S&ME prepared Maintenance of Traffic Plans in coordination with the selected contractor. The stormwater design utilized underground exfiltration pipes for water quality treatment.

S&ME also provided landscape architecture services for the ground-level portions of the site development which include a series of exterior courtyards, green infrastructure elements, and streetscape design.  Along with the ground-level site design improvements, S&ME provided landscape and hardscape design services for the rooftop pool and amenity space which included a cantilevered overlook, outdoor seating and dining, and an outdoor kitchen along with the pool and pool deck.
